How to Prepare for Your Signing Appointment
My name is David Irwin, and I'll be your notary signing agent.
Please read this page carefully as it contains important information to help ensure a smooth signing experience.
My goal is to make your signing appointment as easy and successful as possible. Below, you'll find details about my role, what to expect, and how to prepare for our meeting.

My Role as Your Notary Signing Agent
I have been asked to guide you through the documents in your closing package and explain the general purpose of each one. I am an independent contractor and not an employee of the lender, real estate agent, or title company.
While I will help clarify the general purpose of each document, I cannot provide legal or tax advice or discuss the specific details of your loan or transaction. My role is to facilitate the signing process and notarize documents as needed. Some documents may also require me to place you under oath.
The signing process for home loan or sale documents typically takes about 30–45 minutes, depending on your familiarity with the documents and the overall complexity of your package. We'll proceed at a pace that is comfortable for you to ensure everything is completed accurately and without feeling rushed.
Steps to Prepare
- Set Up a Signing Space: Prepare a clean, clear surface with enough space for documents and supplies. A dining or kitchen table often works well.
- Bring Proper Identification: Each signer must bring an unexpired, government-issued photo ID, such as a state driver's license or U.S. passport. IDs issued by foreign governments cannot be used for real estate transactions unless approved in advance by your lender.
- Verify Your Numbers: If you have questions about final figures, such as your loan amount, cash-to-close, or funds due to you, check with your loan officer, realtor, or escrow officer before our meeting to avoid any surprises.
- Prepare Banking Information (if needed): If you're expecting money back from the transaction and want it deposited directly into your bank account, please have the following information ready: bank name, branch address, routing number, and account number.
- Cash to Close: If you've been informed that you need to bring funds to closing, confirm the details with your title company and have the check or other required information ready.
- Contact Me with Questions or Updates: If you have questions, or if anything changes regarding our meeting time or location, please contact me as soon as possible. You can call or text me at (480) 466-0525.
Health and Safety Considerations
To help ensure everyone's comfort and safety during our meeting:
- If you or anyone in your household feels unwell or has been recently exposed to illness, please let me know so we can make alternative arrangements.
- I will sanitize my hands before we start and provide you with a new pen for the signing.
- If you prefer that I wear a mask during the signing, just let me know when I arrive. I am happy to accommodate your preference.
Congratulations!
Thank you for allowing me to assist you during this important milestone. I look forward to helping make your signing appointment smooth and stress-free.
Sincerely,
